Project Details: Escape To Wasaga Beach.

Context & Strategy:

This project was initiated at the request of two agents who needed marketing support to generate qualified buyer leads for Riverscape, a new pre-construction townhome development in Wasaga Beach. Targeting empty nesters seeking a low-maintenance, waterfront lifestyle, I developed a lead generation strategy that positioned the project as the perfect blend of serene living and modern convenience

Execution & Impact:

Using A/B testing, we refined messaging for optimal results. All ads directed to in-platform lead forms for easy follow-up. Targeting adults 60+ in Hamilton, ON, we kept the audience narrow to maximize re-targeting. The campaign generated 17 qualified leads, exceeding goals and building a strong sales pipeline.

Budget & Lead Cost:

The campaign ran on a $250 budget, achieving an average cost per lead of ~$14.71, delivering strong ROI with high-quality buyer leads.

Met with both agents to understand the Riverscape project vision and gather all necessary marketing assets. The days following the meeting I focused on building high-quality visuals and messaging to attract qualified leads.

  • Filmed & Edited agent video to introduce the project

  • Designed carousel ad visuals for Facebook and individual image ads

  • Wrote compelling ad copy positioning Riverscape as the ideal retirement escape from the city

Worked directly with agents to ensure seamless campaign execution.

  • Met with agents to set up the Meta lead generation campaign using in-platform forms to collect buyer leads efficiently

  • Targeting: Adults aged 60+ in Hamilton, ON, with narrowed interests in downsizing, retirement, and waterfront living

  • Set up in-platform lead forms on Facebook and Instagram to simplify the conversion process

The campaign ended on July 3, 2025.

  • Monitored leads as they came in

  • Helped agents craft follow-up emails for contacts who couldn’t be reached by phone

  • Guided agents on importing new contacts into their CRM system (Back At You) for streamlined follow-up
